EB GROUP acquires office ensemble in Dresdens best location

Dresden, 14 April 2016 – The Berlin-based EB GROUP acquired an office ensemble in the best location of Dresden: The property on Annenstraße is located in the centre distric, approx. hundred metres to the west of the Postplatz. It has a rentable space of about 23,000 sqm, 94 percent of which has been leased. Seller was Deutsche Telekom AG, represented by CORPUS SIREO Asset Management Commercial GmbH.

The office ensemble was built in 1996 and is divided into two parts: The core building with six full storeys is enclosed by an encircling building with seven full storeys. There are technical and storage rooms in the core building and office units in the encircling building. 

Anchor tenant is Deutsche Telekom, who has rented 20,000 sqm space for offices and utility rooms. The telecom company shows interested in a long-term use of the rental space. The remaining premises are used by STRABAG, a travel agency, a store for children`s goods and a kitchen studio. All tenants benefit from 48 underground parking spaces.

The central location in close proximity to historical sights like Zwinger, Semperoper or Residenzschloss makes the building a sought-after representative business location. Innere Altstadt`s infrastructure is already very well developed and will be upgraded by new residential and commercial properties at Postplatz. 

“The strong economic growth in Dresden leads to a continuing high demand for office and commercial premises in the city centre, which will become increasingly scarce”, said Enver Büyükarslan, founder and CEO of EB GROUP Holding GmbH. “Due to the high capacity and the strong interest of potential tenants we expect a prompt gross initial yield of about 10 %.
